Elevating the narrative of Embassy Gardens

How do you translate the tangible weight of hand-selected marble and foundry-fired brass into a digital sales environment? Ballymore approached us with a singular ambition for their most premium project to date: to create an adaptive, high-fidelity experience that reflects the ‘life elevated’ promised by Capston, ensuring the quality of the development is felt even before the foundations have been laid.

Task

Enable Ballymore to present the intricate craftsmanship, curated art, and unique balcony views of Capston through a sophisticated sales ecosystem. The tool needed to offer a flexible, bespoke narrative for global investors—whether they are visiting the London sales suite in person or engaging with the project from across the world.

Digital craft meets physical materiality

Capston is a study in ‘a life elevated’. From marble hand-selected at the Forte dei Marmi quarry to foundry-fired brass hardware, the residences are defined by a tactile, bespoke quality. Our challenge was to ensure the digital sales tool felt like a natural extension of these distinguished interiors.

We developed a media-rich narrative platform that prioritises atmosphere over mere information. Through seamless animations and a curated gallery of films, the experience introduces prospective buyers to a ‘coherent, considered whole’—where the digital journey is as polished as the hand-worked finishes of the building.

The Apartment Finder

Central to the experience is an intuitive Apartment Finder, designed to streamline the path from initial to specific selection. This feature allows potential buyers to navigate the development with ease, filtering residences by bedroom count, level and aspect.

Beyond simple listings, the tool provides a comprehensive deep-dive into each property. Users can access high-resolution floorplans, detailed apartment specifications, and independent balcony views, ensuring that every detail is as accessible to the buyers to make an informed decision.

Tailored experience for a global clientele

We engineered a flexible sales ecosystem that allows agents to adapt their delivery based on a client’s schedule and specific interests.

The experience begins with a bespoke welcome—displaying the visitor’s name on-screen as they enter the Experience Room—and continues through a narrative that can be condensed for a brief overview or expanded into a deep exploration of Capston’s ethos.

Integrated Suite Control: Agents can orchestrate the environment, triggering lighting, blinds, and multi-screen content from a single interface.

Physical Connectivity: The digital tool interacts directly with the architectural model, illuminating individual apartments to provide immediate context.

Post-Visit Continuity: Visitors can ‘favourite’ specific residences, receiving a personalised URL to revisit their shortlisted homes and balcony views from anywhere in the world.

Hybrid Visualisation at Scale

To showcase the unique vantage point of each residence, we developed a sophisticated visual engine. By merging high-fidelity Real-Time Unreal Engine scenes with precise drone photography, we created over 250 unique balcony views. While a traditional CGI pipeline would be cost-prohibitive for a volume of this scale, our hybrid approach allowed for rapid iterations and . The result provides prospective buyers with an authentic perspective of the London skyline from their future home.

Beyond the Sales Suite — The Mini-App: Portability Without Compromise

High-value real estate is a global market. To support Ballymore’s international reach, we developed a lightweight, web-based ‘mini-app’ for use at global sales events in hubs like Hong Kong and Turkey.

By stripping away the hardware requirements of the London suite while retaining the core narrative, apartment finder, and key data, we ensured the sales team could deliver a consistent, premium brand experience regardless of location.
